Oria CRM lets a real estate agent turn an open house into a live auction. Visitors scan a QR code at the door, register, accept the bidding terms and receive a paddle; then they bid from their own phones while the current price and the clock update for the whole room. When the clock runs out, every participant is already a contact in the CRM and every bidder a deal.

How it works

Set the rules of the room
Pick the listing, the starting price, the bid increment and a hidden reserve. Then pick the pace: a fast auction, with a countdown measured in seconds that restarts on every bid, or an extended one that runs for hours and is prolonged by a late bid.

Print the door poster
The CRM makes an A4 poster with the QR code. Whoever scans it registers on their phone and accepts the terms; the version they accepted is stored with their registration.

Approve the paddles and open
Each registration waits for your approval, with duplicate e-mails flagged, or is accepted on the spot if you chose that at setup. You follow the auction in a live console; the room follows it on a board shown on a TV or a projector.

The hammer writes into the CRM
When the clock runs out, every participant becomes a contact, every bidder a deal at their own highest bid, and the winner's deal lands at the Offer stage. The result e-mails go out on their own.

None of this depends on the agent remembering to do it.
Bids are checked on the server
Every bid is validated on the server, under a lock, against the current price plus the increment. A phone cannot send a forged price or a forged clock.
The reserve stays hidden
Participants never see the reserve. When a bid reaches it, the board tells the room that the property sells today.
A clock that cannot be sniped
A new bid restarts the countdown or, in the extended pace, prolongs the session, so the ending cannot be taken in the last second.
A ledger that cannot be rewritten
Bids are added to a log that cannot be edited or deleted. If the agent retracts the last bid or revokes a paddle, that is a new line in the log, and the price returns to the last bid that stands.
Around 330 ms to every screen
From the moment a bid is accepted to the moment the phones and the board show it.
It closes even if the room goes dark
If every browser is closed when the clock runs out, the server still closes the auction a few minutes later, with the same result.
The limits, plainly
What it does not do.
It is made for the room. The terms say the auction takes place in the showing room; there is no remote bidding mode.
The bidder's pages and the bidding terms exist in Romanian only.
The terms are one fixed text, the same for every auction. An agency cannot edit them; read them with your lawyer before the first event.
It does not check a bidder's financing and takes no deposit. The agent checks identity at the door.
It signs nothing. The pre-contract and the notary deed follow as in any sale.
The board for the room has no public link: the TV or laptop that shows it is signed in to the CRM.

Yes. In Oria CRM it is part of the CRM: a QR code at the door, registration with accepted terms, paddles approved by the agent, bidding from the buyers' own phones and a board for the room. It is sold to real estate agencies in Romania inside the one plan, with no separate fee.
No. The QR code opens a web page on the phone: register, wait for the paddle, bid.
The terms every participant accepts say that each bid is firm, that the bidder cannot withdraw it, and that the winner signs the pre-contract at the hammer price within 5 working days. If the bids do not reach the reserve, the property is not awarded and no bid becomes binding. The accepted version of the terms is stored for each participant. Whether that is enough in your case is a question for your lawyer, not for the software.
Your first name and the initial of your surname, next to your bids. The terms say so before you register. No participant sees the reserve.
The agent can retract the last bid or revoke a paddle. Both are recorded in the bid log, and the price goes back to the last bid that stands.
Nothing on top of the seat: €29 per seat per month, or €261 per seat per year, VAT included. Auctions are not metered and use no AI credits.
