About Oria
Oria is a premium real-estate agency in Brașov and Timișoara. We take on few homes, each under an exclusive contract, and present every one like a campaign: cinematic film, 4K HDR photography, open house events, and a launch plan.
Every property gets a cinematic film and 4K HDR photography, produced in-house by Oria Studio. On top of that, our agents are REALTOR® and APAIR members, bound by the NAR code of ethics.
APAIR is the Romanian professional association of real-estate agents. Through APAIR's affiliation with the National Association of REALTORS®, our agents are also International REALTOR® Members, which binds them to the NAR code of ethics.
We work in Brașov and Timișoara, across every key neighborhood, from the historic centre to the newer residential areas.
Selling
Request a free valuation on WhatsApp. We discuss the property, agree on a price and prepare the presentation materials within a few days.
The valuation is free and no-obligation. Tell us a few details about the home and we'll come back with a price estimate and a presentation plan.
We price from real closed transactions in your neighborhood, not from portal asking prices. A correctly priced home sells faster and closer to asking.
Because we invest in each home before the first viewing: production, paid promotion, open house events, and guidance on price and paperwork. One agent, one strategy, and the same team from valuation to signature.
Oria Studio captures the film and the stills in one visit, and the listing is ready for buyers 48–72 hours later.
Weekly reporting until the deed is signed. We show you every offer, including the ones we would advise you to turn down.
Yes, organised and promoted by us. Buyers come to a viewing having already watched the home's full film, so the people in the room are the ones genuinely interested.
Buying
No. Our fee comes entirely from the seller; the buyer pays no commission to Oria.
Browse the listings on the site, or join the private list and we'll send you homes before they reach the portals, only the ones worth your time.
Yes. Every listing has a full film and a 4K HDR photo set, so you can rule a home in or out before spending a Saturday on it. When you want to go further, we arrange the viewing.
Commission & costs
The commission is 3% of the sale price, paid entirely by the seller on signing; the buyer pays no commission to Oria. We work under an exclusive contract (one agent, one strategy), and the commission covers everything the sale needs: the valuation, the cinematic film and 4K HDR photography, promotion across portals and social media, open house events, guidance on price and paperwork, and the negotiation. Nothing is billed separately along the way.
On signing, and not before. If the home does not sell, you owe us nothing.
No. Production is included for every property we represent, no exceptions, no extra cost.
Yes. For a new development we produce one sales campaign for the whole project and run it end-to-end, from first asset to last unit sold, with volume terms from 10 units.
Privacy
We treat everything as confidential. Raw footage stays on our infrastructure, isn't shared, and isn't used for marketing without your written agreement.
Yes, no friction. If you have your own template, send it over. If not, we have a simple one ready.
Yes. Some of our properties are listed privately and go only to our buyer list. Nothing goes public until you're ready.
